Our community consists of 20 single family homes in four buildings, with an estimated population of approximately 50 residents.
What are the sizes of the homes?
Homes range in size from 1488 sqft to 1568 sqft. We recommend contacting a local realtor for specific information.
How much is the annual assessment and what does it cover?
The annual assessment is $2400, paid as $200 per month. This assessment covers the maintenance and landscaping of 1 acre of common area, as well as the exterior maintenance of our townhouse building structures.
What can homeowners expect in the care of their landscape?
Our hired landscapers maintain your front yard lawn by mowing it weekly throughout most of the growing season, which includes fertilizing and edging; and leaf removal during the winter months. Repairs to the irrigation system and replanting of shrubbery are also included.
Are there homes available for rent?
The association does not require owners to report when they are renting their homes. We encourage you to use online search tools to find available units.

For Landlords

Responsibilities for Landlords and TenantsThe Owner and tenant must enter into a written rental agreement, one that specifically states that the tenant is subject to all provisions of the Declaration, By-Laws, and Rules and Regulations; and that the tenant's failure to comply constitutes default under the rental or lease agreement.Here's an example section that can be used in your rental agreement:Tenant agrees that failure to comply with any of the provisions of the property's Declaration, the Bylaws, and Rules and Regulations shall constitute a default under the lease agreement; including but not limited to: parking tenant's primary vehicle in the garage, keeping all trash and recycling containers out of sight between trash/recycling pick up days, or engaging in harmful or offensive activities that are a source of annoyance to other occupants. Trash and Recycling ContainersThe most common violation by tenants is failure to place trash and recycling containers out of public view. Owner's are encouraged to make this clear to their tenants.CC&R Section 4.10, Rubbish and Trash

ParkingParking is reserved for residents and their guests. Boats, trailers, commercial vehicles, mobile homes, campers, and other recreational vehicles are not allowed. Vehicles deemed in violation are subject to being towed at the vehicle owner's expense.The garage shall be used to park the occupant’s primary passenger vehicle, and for no other purpose.CC&R Section 4.7, Parking

Window Air ConditionersAir conditioning units which extend outside of the window frame and which are visible from the outside of the building are prohibited under the Window Air Conditioning Resolution. Enforcement
The Board is empowered to enforce any or all violations to the CC&Rs against the Owner. Enforcement can take the form of monetary fines and can be secured through liens placed on the Owner's property.
